    Closing on a house is an exciting time. There are a lot of things going on, and it’s possible that you could miss out on some key steps. To prevent that, here are some tips for the final walkthrough of your newly purchased home.

    Before you get to the new property, make sure you have the cashier’s check ready to go. Bring personal checks just in case there are any settlement discrepancies in cost. You should also have a valid ID.

    You should also make sure that all of your utilities have been transferred so that when you get to your new home you will have light, heat, and water.

    Make sure all of the negotiated repairs have been made.

    Once you arrive at the property, make sure that everything is on and working. Turn on all the faucets and flip all the light switches. Flush the toilets and check for leaks. Make sure all the appliances are working correctly as well.

    Do not forget to check on the air conditioning and the heater. Look at the attic and check for leaks or dampness. Of course, make sure all the home inspection items that you negotiated have been completed.

    For second home buyers, if the property comes with furniture, make sure all of it is there and in good condition. If the seller agreed to leave anything else behind, go over your inventory list and make sure it’s all there.
