    Shopping For The Home You Need Versus The Home You Want

    Nearly all home buyers begin their home search online these days and it’s easy to become overwhelmed when searching for your dream home. If you find yourself watching every home show on HGTV, searching every listing you can online, and have a Pinterest board of all the amenities you want in your new home, it may be time to work with a real estate agent.

    Before you get out there and start touring homes it is a good idea to create a list of what you need in your future home and what you to want to have in a home. The average homeowner spends on average nine years in a home before moving, so you want to view this purchase as an investment. Is a three-car garage a necessity or is it more of a convenience? Do you really need that “she shed” or is it a future project you can do once you have moved in?

    We seldom encounter home buyers who don’t like touring homes with upgraded kitchen countertops, top of the line appliances, spacious master suites, and a list of amenities that will leave you thinking the house sounds more like a resort than a home. While all these items may seem like something you want in your future home, are they really something you need? Spend some time thinking about what it is you absolutely need in a home and what you would like to have but could live without.

    Not sure where to start with what you need or what in a home? Start by dividing your future home list into three areas –  those amenities you must have in a home should have in a home, and would love to have. Once you start viewing homes add them to one of the three lists.

    Must Haves- This should be a list of items that your new home must include and if it doesn’t it shouldn’t even be considered. If a home doesn’t have these features don’t even waste your time touring it. Must haves usually include things like a set number of bedrooms, bathrooms, and location.

    Should Haves- This list includes features you should have in your future home, but don’t necessarily need to have to live there. For instance, if a home meets all your must haves and has many of the features you would like to see in your future home, it is a home that you should consider.

    Love To Have- This list is for those homes that still fall within your budget and meet the requirements of your must haves, a lot of the should haves and a few of those things you would love to have. This home would be a keeper.
