10 Questions To Ask About Your Vacation Rental During The Off Season

Summer might feel like an eternity from now during the arctic winter months, but it’ll be here before you know it! Think of the off season as a great time to really prepare your rental property to welcome guests in the warmer months. Here are 10 questions to ask yourself during the winter to prep for the season. 

  1. What Worked Last Year? This is such a simple question but can shine so much light on what you need to invest in for the upcoming year. If you noticed lots of bookings on a certain website or that you were attracting the ideal guest, think about why that happened and what you can continue doing moving forward.
  2. What Didn’t Work Last Year? Of course every vacation rental can have hiccups. What hiccups can be changed moving forward? Did you struggle with certain things malfunctioning in the house? What can you do to prevent that for the upcoming year? 
  3. Does Anything Need to Be Repaired? Of course regular wear and tear can happen, but renters can sometimes wreak havoc on a property. If there are damaged areas, ensure they’re getting fixed during the off-season. If you need to fix household things, such as hot water heaters or HVAC, now is also a great time so that you won’t sacrifice valuable bookings. 
  4. Have I Stayed in the Property Lately? Staying in your vacation rental as a guest is a great way to see what’s working and what isn’t. Spending a few days in the property over the off season is a great way to keep an eye on things! 
  5. Did I want to Make Any Upgrades to My Property? If you planned to renovate or give a room a facelift, now is the time to act. Supplies are limited with supply chain issues, so it’s smart to book things as soon as possible. 
  6. What Will Make My Guests’ Stay Smoother? If you noticed any complaints from guests last year, how can you address them? Was it difficult for them to find the towels or work the washing machine? These sticking points can ruin a stay. Consider working to smooth out these bumps in the road during the cold months. 
  7. Am I Advertising My Property As Well As I Should? Did you find that it was easy to stay booked, or did you struggle to keep your property full? Getting the word out can mean using more than just a booking site. Consider adding a few advertising avenues for the upcoming year. This could be on social media or in paid ads in local publications.
  8. Does My Rate Reflect Changing Prices? Is it time to up your rates? Check with nearby rentals and adjust accordingly. 
  9. Should I Keep My Current Staff? If you use a housekeeper or rental property manager, now is a great time to evaluate their performance. If you need to make changes, you’ll have plenty of time to find new staff.
  10. What Are My Goals for the 2022 Season? Goal setting is an important part of the puzzle of owning a vacation rental. Be sure to spend some time setting goals for bookings, home improvement, and more.
